Can I hire a MPM LLC for a property where I reside?
Yes. MPM LLC can manage properties where the owners reside full-time, part-time or not at all.
What are your start-up fees to begin managing my property?
There are no start-up costs to manage properties that are rented, a start-up is required to manage properties that are vacant. We deduct all of our fees from the rent collected from your tenants before passing the balance on to you.
Who pays for repairs to vacancies?
After the move-out inspection is completed, we will determine who is responsible to pay for the repairs needed to bring the property back to the condition it was in prior the tenant moving in. We are allowed by law to charge the resident's deposit for rent, damages above normal wear and tear, and cleaning. We will charge the resident for everything that they should be charged for. We consider this an important step in protecting your best interests.
Will I ever need to pay expenses out of pocket?
We try to keep your out of pocket costs to a minimum. However, there are instances where major repairs are needed to be performed before the property will be available to rent or in between rent collections. In those instances an advance payment or deposit may be required from you for us to schedule or perform the necessary work. This will be discussed with you prior to signing an agreement with us.
Who decides the amount of monthly rent?
The owner always decides the rental rate that will be charged for the property. MPM will assist in helping the owner determine a competitive rental rate, as we are knowledgeable of the rental market in Fairfield County. We are always happy to offer our assistance to owners trying to determine the perfect rental rate.
How long will it take you to rent my property?
We can not predict how long it will take to find a qualified candidate for your rental property. An apartment in good condition and priced competitively will usually rent in 30 to 45 days. We will work with you to determine any necessary upgrades or repairs that can help us secure a tenant and we will also work with you to determine that your property is competitively priced.
How do you screen your applicants?
We require a completed application from each adult and photo identification. We will run a credit check on each adult which will verify the identity and current address as well as pay history. We will also talk to previous landlords about applicants previous tenancies. We will also verify employment and income levels. No applicant will be approved until all questions are answered to our satisfaction. We will submit a completed application, credit check and reference sheet to the owner for approval. At the owners request an appointment to meet the applicants can also be arranged before final approval to sign a lease.
How much security deposit do you charge tenants?
Our standard is one months' rent as security unless there is a special request of the owner for more or less security.
How will I know what is going on with my property?
We will communicate with you regularly via phone or email. Some homeowners like to be made aware of everything and others like to only be made aware of the more serious issues or problems. You will advise us of your preference.
Can you deposit rent collected directly into my checking account?
Yes. We can either mail you a check or deposit it into your bank account. When deposits are made into your bank account a copy of the deposit slip is submitted to you with your paid invoice.
How do you advertise your vacancies?
We will advertise your vacancy on our website as well as on other internet sites that we are affiliated with. We also put our for rent sign on your property giving drive by rental prospects access to our available property recordings. We also offer a referral program for our current tenants in good standing, allowing them to earn $50.00 to $100.00 for a referral that we sign a lease with. We will also advertise in local publications that will give you the needed exposure to rent your property as quickly as possible. We are also listed with the local Section 8 and assisted housing offices for referrals. In some cases we place signage at local banks, laundry mats, grocery stores and community boards.
Are your property management fees negotiable?
If you have multiple properties that are commonly located, give us a call and we may be able to negotiate a discounted rate. Custom packages are also available for those isolated instances were you require a unique mix of services not covered in our standard packages.
